Let's talk about Costs...

Most budgets are in precarious balance. Homeowners have little understanding of costs and no interest in any increase in assessments. Boards have a duty to review all expenses and to spend money carefully, but a higher duty to maximize property values.

 Management fees at 5 to 10% of total costs are a significant expense. There is always someone who will offer a service for less to get the business. The management selected will guide and help the Board in controlling the other 90% of costs.

 If a “bargain” manager charged 50% less but was 10% less competent in controlling costs, your overall costs would increase 5%. And there is far more than 10% difference in management. Paying a higher management fee will not guarantee lower costs, but the reverse is almost certainly true.

 In selecting professional services, “street-smart” purchasers know that the value is in the quality. You don’t get qualified professionals at the lowest prices. Select a management company based not on fees, but on their ability to control your costs and provide effective professional advice.

So what's the difference with DNI?
